Appraisal Process

Please follow the steps below to begin the appraisal process:

  • Submit a request in writing by fax, email or mail – “Letter of Engagement”
    - The request should include the lender information, borrower information,
    information of property to be appraised, contact information for the owner
    of the property if different than borrower and a signature from the person
    requesting the work.
  • Merit will search for the tax records of the property in question and put the request
    “In Progress” status
    - We will assign an appraiser in the Merit office to your case based on the type of
    appraisal needed
    - Orders are placed on a first come-first serve basis unless there is deadline
    approaching for closing
    - Please notify us if there is a deadline for the completion of the appraisal
  • The Merit appraiser will make an appointment to inspect the property to take all
    necessary measurements and photos of the property
    - Once the appraiser has completed the inspection, Corporations/Businesses will be
    invoiced

    - Invoices will be sent with the report by mail or email. Many times both
  • The Merit appraiser compiles the Appraisal Report
    - At this point, once the appraisal is complete, the individual can pick up the appraisal
    from the Merit office or we can mail it in.
